Phase 1. Planning

Proper planning and site plan approvals lead to successful projects. During the planning phase we will determine the full development potential of the property and identify any planning obstacles that may need to be overcome. This is accomplished by:

  • Meeting clients on the property to see what they envision
  • Locating ideal building locations and confirming site suitability
  • Documenting views to be captured and natural features to be preserved
  • Locating on-site infrastructure, access, and snow removal routes
  • Producing zoning reports and proposed site plans
  • Acting on behalf of the client with the township throughout the planning process

Phase 2. Design

Our discovery process ensures we understand what each client plans to achieve, what they like or dislike, and how they live in their home or use their cottage. Once the design scope is approved a variety of visual tools are employed to develop a fully visualized design. This involves:

 

  • Establishing room requirements and a maximum building footprint
  • Identifying  design elements and an overall architectural style
  • Preliminary space planning, room locations, and views
  • Developing detailed floor plans & elevations
  • 3D renderings with material sampling
  • Window & Door schedules
  • Consulting with HVAC & energy efficiency professionals

Phase 3. Construction Drawings

With the design process completed, structural drawings and documentation are produced by professionals with practical construction experience. Detailed drawings ensure the building permit process goes smoothly, and provides contractors with the information they need. This is accomplished by:

 

  • Producing accurate construction drawings and details for all construction assemblies
  • Coordinating supporting designs with reliable and experienced engineers, heating designers, septic designers and other trades
  • Ensuring all applications are completed accurately with supporting documentation
  • Utilizing local knowledge and experience within each township and building department
  • Acting on behalf of the client throughout the building permit application process

Continued Support

After the building permit is delivered, we remain available to the client and their contractors during the construction process. We’ll respond quickly to any contingencies and keep the project moving forward.
